Tenants, stay away from Elders! It is really tiring when Elders was my real estate agent in the past several months. 1. Every conversation has to be in writing: when I signed the lease, the stepped-in real estate agent agreed that I didn't need to pay the bond before I pick up the key. However, when the new property manager for my apartment started their work, I was requested to pay the bond in 24 hours - clearly no communication during the handover 2. Dodgy process regarding the inspection report: The property manager asked me to sign on a blank inspection report when I picked up the key on Friday, and said after I finish my copy of inspection report, she could discard the signed blank inspection report - how dare you ask for my signature on something that I even don't know if I will be agree with. 3. Double check before you sign your renewed lease agreement: the property manager added new clauses under "Section 31 Additional Clauses" without letting me know. I need to go to their office and have the renewed lease agreement been amended 3 times before the property manager could understand that "I want to have the clauses on the renewed lease agreement the same as the original lease, as there was no communication on clause changes in advance" - Incompetent 4. Phone and SMS rarely works. You have to email them even for some urgent issues: On a Tuesday there was a mess outside and at the middle of the only entrance to my apartment (see picture). I don't have the contact detail of the body corporate so sent the picture to the property manager via SMS and immediately called the manager, but phone was not picked up and I had to leave a voicemail. This was not fixed until Thursday morning when the cleaner should have come to the building block each week. I called the property manager again and was told that they have challenge with going through SMS as there are too many voicemail notifications. As @gak mentioned "the property manager was friendly though". That's why I didn't mention the property manager's name here. But as a tenant we expect you to fixed problems timely on top of being friendly.
*Update I re-evaluated and updated my review as I appreciate the improvement in the agent’s manner and attitude. He has become more approachable and accessible. I’m giving a higher rating for the agent, but not for Elders Real Estate, as I haven’t received any direct communication from the company regarding this matter. ** Definitely not recommend this realeastae agent. It is the worst I've ever met. if you're considering their service. Just get past. Maybe it is not the company's fault, but the agent makes this happen. If possible, I'd give 0 star. Before the house inspection, the short sentence and unprofessional email already made me frowned. That is shown his inconsiderate manner and he will enter the house anyway with no discussion. Upon the inspection day, 19 Jun, he was requested to take off the shoes before coming into the house. Because I just obeyed the letter that I got, which contexted: "Please ensure the property is in a clean, tidy and well-maintained condition for your upcoming inspection." However, the agent refused my request. The point of concern is that you told me that I have the responsibility to ensure the house is clean, but you refused and stopped me to do my responsibility. On this point, he argued with me vigorously. I was told he just does his job and follows the rule of the company because there is a single case that had happened in Sydney. I understand your concern, you may not get any insurance compensation if you got hurt on your feet during your work. but my house rule is no shoes in my house. This is a kind of respect that you have to learn. My recommendation is, prepare some disposable shoes cover for the rented house inspection to make your job done whilst you such insist to wear your shoes.

I've had Robbie Yeoland manage my property for several years now and I can attest that she is one of the best residential property managers I've come across. She is always polite, clear and timely in the communication, providing a professional service that allows both renters and landlords to benefit from the arrangement in the fairest and most reasonable way. She was also a great help when I had some maintenance issues with the property, going above and beyond to assist
Upon entry inspection the property was filthy from the extraction fans in bathroom to oven being sprayed with chemicals and not cleaned. Afterwards we have had trouble with water heating and have recieved nothing back from agent Nicole except check the non exsistant heater. clearly has no idea how to do her job or organise a thing to save her life. After a 6 week wait for a microwave we were told it would be a further wait for a handyman to come and pick it up from Harvey Norman and install it but we were able to negotiate picking it up ourselves only to find it had not been paid for as we we're told by Nicole. After travelling Interstate from Queensland it's clear to see that like the rest of Tasmania knight frank is more than 10 years behind. The most disappointing realestste I have ever dealt with. Hopefully this helps other renters to stay clear of a clearly underporming agent.
